While they are part of the McCarron HOA they have a separate set of covenants.<\/strong><\/p>\n<a href=\"https:\/\/whitetree.us\/mccarron\/wp-content\/uploads\/2013\/09\/McCarron_Map_7_CCRs_with_Amendment.pdf\" class=\"button e.g. button_hilite button_pale sm_button\"  target='_blank'>Covenants for 7700 &#8211; 7805 + Cranbourne (PDF)<\/a>\n<div class=\"h10 divider_bgr\"><\/div>\n<p><strong>What are covenants? <\/strong><br \/>\nCovenants are a set of rules that homeowners agree to abide by. They explain how properties must be maintained, what changes to structures and grounds are allowed, activities and behaviors that are prohibited and what actions the HOA Board can take to rectify violations.<\/p>\n<p><strong>Why do we need covenants? <\/strong><br \/>\nTo guard all residents\u2019 rights of enjoyment and protect their home investment.<\/p>\n<p><strong>What if I didn\u2019t know about the covenants? <\/strong><br \/>\nJust as people must obey federal and local laws, regardless of their knowledge about them, they too must abide by the covenants.<\/p>\n<p><strong>Who determines what is ok and what is a violation?<\/strong><br \/>\nHOA Board and its appointed committee, the Architectural Review Board (ARB,) are responsible for determining violations and taking actions for correction, if warranted. Board members conduct occasional visual inspections from street-view. We will inspect areas behind a home if invited by a concerned neighboring homeowner.<\/p>\n<p><strong>What actions can the Board take? <\/strong><br \/>\nThe Board works with the homeowner to correct any shortcomings. They may levy fines against the property owner, and if necessary, secure a lien against the property. The Board may also contract workers to correct problems and attach a lien to the property for costs.<\/p>\n<p><strong>Is every rule spelled out in the covenants?<\/strong><br \/>\nIt is not possible to list every allowance or disallowance. The covenants do give latitude to the Board and ARB to make rulings that are in the best interest of the entire neighborhood. If you have questions, or are in doubt, contact any Board member for assistance. In addition, municipal codes are defined and enforced by the city and county. Visit <a title=\"CharMeck Website\" href=\"www.charmeck.gov\" target=\"_blank\" rel=\"noopener noreferrer\">www.charmeck.gov<\/a> for details. Select Code Enforcement to report certain violations yourself, such as roaming dogs, overgrown grass and weeds or vehicles parked in yards. You can also call 311.<\/p>\n<p><strong>Exterior Maintenance<\/strong><br \/>\n\u2022 Grounds, structures and improvements must be kept in a neat and attractive manner.<br \/>\n\u2022 Trees, shrubs and other plantings must be trimmed and shaped appropriate to their location on the property<br \/>\n\u2022 Dead or diseased plantings must be removed<br \/>\n\u2022 Lawns must be regularly mowed and free of weeds<br \/>\n\u2022 Lawn care should include edge trimming along sidewalks and gutters and the removal of growth and debris from the pavement edge and storm drains<br \/>\n\u2022 Keep grass clippings and leaves out of the street and storm drains<br \/>\n\u2022 Leaves and other debris must be removed from grounds<br \/>\n\u2022 Structures on the property must be well maintained<br \/>\n\u2022 Boats, trailers, mobile homes, etc. are not permitted outside of enclosed structures<br \/>\n\u2022 Free standing towers, antennae and dishes or discs are prohibited<br \/>\n\u2022 Trash cans, grills and other miscellaneous items must be stored in an enclosed structure or hidden from view by plantings or screenings<\/p>\n<p><strong>Architectural Control<\/strong><br \/>\n\u2022 No installation, demolition or alteration may be made to any structures, lots or plantings without the specific consent of the ARB. Requests for changes must be made in writing and include sufficient detail or drawings.<br \/>\n\u2022 Fences or walls may not be erected without approval. At no time are chain linked fences, animal pens, or other structures allowed. Privacy fences are allowed in limited circumstances \u2013 ask first.<br \/>\n\u2022 Utility structures are subject to approval as to type, size and site location. At no time are metal structures permitted.<br \/>\n\u2022 No substantial changes in the topography of the property may be undertaken without approval.<br \/>\n\u2022 You are responsible for obtaining municipal inspections and\/or permits that pertain to your project. You may be asked to provide copies to the ARB.<\/p>\n<p><strong>Parking<\/strong><br \/>\n\u2022 Parking is permitted in garages and driveways only, except as a temporary arrangement, as when a resident has guests. In such cases, take care to not encroach on neighbors\u2019 property or impede access to driveways and roadways.<br \/>\n\u2022 Parking on yards, either partially or completely is prohibited. This is a city ordinance also and subject to fines and towing.<br \/>\n\u2022 Parking on sidewalks is prohibited. In addition to impeding pedestrian access, this destroys the integrity of the sidewalk itself.<\/p>\n<p><strong>Residential Use<\/strong><br \/>\n\u2022 Homes are single family residence only. No portion of a home may be rented to non-family members.<br \/>\n\u2022 Homes may not be used for the purpose of conducting a business.<\/p>\n<p><strong>Courtesy and Hygiene<\/strong><br \/>\n\u2022 Keep your pets restrained. Collect their business and dispose of properly.<br \/>\n\u2022 Be responsible for your trash collection. If it doesn\u2019t make it into the truck, clean it up.<br \/>\n\u2022 Be mindful that others may not share your tastes in music. Keep the volume at a level that does not disturb your neighbors.<\/p>\n<p><strong>Association Dues<\/strong><br \/>\n\u2022 Dues are required and are payable on or before the date stated in your invoice<br \/>\n\u2022 Dues not paid within 30 days of the due date are subject to interest and late fees<br \/>\n\u2022 Once imposed, interest and late fees are not avoidable \u2013 they must accompany dues payment<br \/>\n\u2022 Continued non-payment of dues, interest and\/or late fees can result in liens on the property<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Recently, all of McCarron Way from 7700 &#8211; 7805 as well as all of Cranbourne have been incorporated into the McCarron HOA.
