Covenants for 7700 – 7805 + Cranbourne (PDF)

What are covenants?
Covenants are a set of rules that homeowners agree to abide by. They explain how properties must be maintained, what changes to structures and grounds are allowed, activities and behaviors that are prohibited and what actions the HOA Board can take to rectify violations.

Why do we need covenants?
To guard all residents’ rights of enjoyment and protect their home investment.

What if I didn’t know about the covenants?
Just as people must obey federal and local laws, regardless of their knowledge about them, they too must abide by the covenants.

Who determines what is ok and what is a violation?
HOA Board and its appointed committee, the Architectural Review Board (ARB,) are responsible for determining violations and taking actions for correction, if warranted. Board members conduct occasional visual inspections from street-view. We will inspect areas behind a home if invited by a concerned neighboring homeowner.

What actions can the Board take?
The Board works with the homeowner to correct any shortcomings. They may levy fines against the property owner, and if necessary, secure a lien against the property. The Board may also contract workers to correct problems and attach a lien to the property for costs.

Is every rule spelled out in the covenants?
It is not possible to list every allowance or disallowance. The covenants do give latitude to the Board and ARB to make rulings that are in the best interest of the entire neighborhood. If you have questions, or are in doubt, contact any Board member for assistance. In addition, municipal codes are defined and enforced by the city and county. Visit www.charmeck.gov for details. Select Code Enforcement to report certain violations yourself, such as roaming dogs, overgrown grass and weeds or vehicles parked in yards. You can also call 311.
